Remoteness no obstacle

The vendor at 171 Wilsons Lane in Clydesdale expected it would take some time to sell her 37 acre property in a secluded valley between Daylesford and Castlemaine. She knew the remoteness of the location would not be for everyone.

She had owned the property since 2009 and over the intervening years created stunning landscaped gardens to complement the contemporary home, but in 2016 a life in town, with all its conveniences, began to appeal. Dissatisfied with the local agents in Daylesford she was referred to Waller Realty and met Tom Robertson.

Tom was extremely positive and enthusiastic about the property. With little if anything to be done to get it ready for market her home was listed within weeks and to her surprise, sold in just five days.

Tom’s knowledge of potential buyers already in the market was a great asset according to the vendor. He understood very quickly who might be the right fit and contacted them directly. The marketing of the property and the open for inspection attracted even more interested parties.

Tom kept her informed every step of the way and she describes working with him as one of the best experiences she’s had buying or selling real estate.

“I’ve dealt with a few agents in the past and I would have to say working with Tom was one of the best experiences I’ve had.”

Working together to find the right property

The vendor at 7 Haydn Court Castlemaine was looking to downsize when she enquired about a property listed with Waller Realty. The property didn’t turn out to be suitable, but she met Liz Bell who set about finding her one that was and helping her sell her own.

She describes Liz as very easy to work with. Liz always had lots of suggestions and would call the vendor often with properties to look at. Whether it was her list of requirements for a new home or the specifics of listing her own, she says Liz listened and the two developed a very easy relationship.

It didn’t take long before a property in Montgomery Street in Castlemaine came up that fit the bill so the vendor made an offer and put her home on the market. The sale of both properties has since been finalised and the vendor is extremely happy with the result.

Great values matched by experience

The vendors at Baringhup West Road and Rumbolds Road in Baringhup West bought their first property from Brett Tweed in 2007. When it came time to sell their nearly 200ha farm, Brett was the agent they called.

Finding the right buyer for a large holding takes time and patience. These vendors say Brett never wavered and they never doubted their property was in good hands.

They describe Brett as a person with good values and integrity, a true professional with strong business ethics. His background in agricultural studies was a tremendous asset when dealing with prospective buyers, especially those new to farming and rural life, and his sense of humour and even temper made him a great person to deal with.

Brett kept the vendors informed throughout the sales process, developing a great working relationship and securing them a sale.

Personable and proactive

The vendors at 18 Yurunga Drive in Castlemaine wanted to downsize, reduce their energy consumption and spend less time on maintenance. They had already purchased a block of land and were keen to start building when they met with Nick Haslam.

Experienced with buying and selling in Castlemaine they chose Waller Realty as they felt the team was the most proactive in town. They also recognised how well the agents worked together with a focus on achieving the best results.

From the very first meeting they were pleased with Nick’s approach, describing him as personable and very easy to talk to.

They were initially surprised by the price Nick set for the property but say he was confident it could be achieved and they trusted his instincts. They did not have to wait long. The property sold within five weeks and for only just under the asking price.

Highly skilled and professional

When the vendor at 5 Camp Street Daylesford made the decision to sell he knew he needed to find an experienced agent.

Having lovingly restored Goodman House, one of the finest properties in the district, over the past 18 years he wanted someone who could appreciate how unique the property was and who was skilled enough to handle a sale of this size and nature.

Tom Robertson came highly recommended and made the trip to Daylesford to see the property the day the vendor called. He describes Tom as highly skilled and professional, respectful of his wishes when it came to the specifics of the sale process, and absolutely discrete.

Tom recommended some minor works be taken care of before listing the property and was able to work around the vendor’s requirements in terms of price and marketing. Within a month the property was on the market and within just three weeks, it had sold.

The vendor says he was thrilled not only with the swift sale but also with the buyers, who he says understood and appreciated the property.

Understanding and generous

Selling the family home of 25 years can be an emotional time. The owners of 5 Forest Street in Castlemaine turned to Waller Realty agent Liz Bell after an unsuccessful campaign with another agency.

Disheartened by the process but determined to sell, they knew they needed to find the right agent for their home.

They felt an instant connection to Liz and fellow agent Tom Robertson who arrived with new ideas for marketing and presentation and an overall sense of positivity around their ability to sell the property.

They found Liz to be understanding and extremely generous with her time. Always available, Liz encouraged them to contact her whenever they had questions or concerns and was able to provide support through some more tricky negotiations.

The vendors couldn’t be happier with the recent sale of their home and are now enjoying a peaceful time, relaxing and watching the wildlife at their new property.

Bought and sold in less than three weeks

The owners of this contemporary property in Penhallurick Street, Campbells Creek always planned to downsize and move closer to the centre of Castlemaine. What they weren’t expecting was for that to happen in less than three weeks!

When a property in Templeton Street, Castlemaine came on the market through Waller Realty they knew it ticked all the boxes, but with their home not even listed they weren’t in any position to buy.

Tom Robertson from Waller Realty encouraged them to put the house in Campbells Creek on the market immediately. Having just sold a similar property he had a list of prospective buyers looking for this style of home so he felt sure interest would be high.

He was right. After just one open for inspection they had an offer well above their expectations. They were also the successful purchasers of the property in Templeton Street. A wonderful result for everyone involved!

Part of the process

The owner of this property in Hagues Road, Barkers Creek had a very clear sense of what she wanted to achieve from her sale.

Having already found another property to buy, a quick sale was the priority and she was happy to set a reasonable price in order to achieve this. She also knew she didn’t want to invest any extra time or money on improvements.

Having worked with Nick Haslam on a previous land sale and been impressed by his approach, he was the obvious choice.

Nick’s ability to make her feel included impressed her immensely. She felt listened to and treated as an individual. Nick had the confidence and skill to be able to work with her and develop a tailored campaign to suit her needs and circumstances.

With other agents she says felt she was being directed and was losing control of the sale of her own home. She’d also been told the property could take years to sell, because it was on land and in a higher price bracket.

Nick sold the house in just seven weeks.

In this vendor’s opinion, that’s because everything was done exactly right, from the marketing campaign to follow-ups after Open for Inspections, and even the communication with support staff. Everything was exceptional.

Sold in just three days

For the owners of this property at 10 Maclise Street in Castlemaine the decision to sell was a quick one. Keen to get the best possible price for their family home of 12 years they contacted Tom Robertson from Waller Realty.

Tom was able to visit and appraise the property immediately and within days had presented them with a price they felt reflected current market value and a marketing strategy that showed how well he understood who to target and how to attract motivated buyers. He also offered advice on some quick cosmetic changes that would add to the appeal of the home.

Interest in the property from several parties was immediate and the home sold after only three days for over the listed the price.

The owners were thrilled with this result – if a bit shocked by how quickly it all happened! They were full of praise for how Tom handled the whole process.

Finding the right buyer

DCIM100GOPROGOPR0655.

The owners of Whitegum Road in Barkers Creek bought the property from Waller Realty when they relocated to the region from interstate. The last nine years were spent enjoying life in their hilltop home, close to family and the community they’d come to love, but by late 2016 they’d decided it was time to downsize and move into town.

Liz Bell was well known to them both as a real estate agent and local business owner. They felt confident she was the right person to sell their property. They were right. It took Liz just four weeks to secure a successful sale.

According to the couple, Liz was extremely professional and worked hard to understand what was important to them. They were particularly impressed with her ability to target their property to the right buyers.

Selling a property with land, Whitegum Road sits on four acres, is different to selling a property in town with the convenience of services like town water and where everything is within an easy walk or drive. This modern and stylish home, with its stunning 180-degree views, easily captured the hearts of potential buyers; it took someone like Liz, who understood the property, the market and rural living, to turn that interest into a sale.

The owners initially thought their property should be pitched at the Melbourne market and needed direct exposure in Melbourne print media. Liz convinced them that this strategy, which can be very costly, was not the way to go initially. She felt that listing on the Waller website, sites like realestate.com.au and in local print, combined with her relationships with buyers already in the market would give them enough exposure. She was right. The property had interest from both local and Melbourne buyers and within weeks they had a serious offer.

The couple describe the whole experience of working with Liz as ‘absolutely wonderful’ and are extremely happy with the result she was able to achieve.

With you for as long as it takes

The owners of this beautifully presented property in Racecourse Road Newstead chose to place their property with Waller because, by comparison with other agencies, Wallers had the most professional marketing process. They sought to work with Liz Bell because of her reputation, professional demeanour and familiarity with the Newstead area.

Liz BellThis home went onto the market during the heat of summer and, as with many properties in this region, it did take some time to find the right buyers. The owners particularly appreciated that throughout a particularly hot summer and the recent colder months Liz maintained a positive approach and maintained regular contact with them. They found Liz to be not only personable but to be an agent who followed through every lead and who, when it all seemed to go quiet, left no stone unturned.

Liz has built a reputation for not only being personable but for being a determined, hard working, effective negotiator. She will be supportive and work for as long as it takes. If you are seeking a professional, honest and fresh approach towards the sale of your property please don’t hesitate to contact Liz and see the difference he can make for you.

Partnering Seals the Deals

Newstead

Set in a quiet residential setting with semi-rural outlook this brand new home in Newstead had great appeal and, like another property the owner had built in Maldon, sold quickly. Given that the Newstead market is a little bit tougher than Maldon the owner was delighted with this result. He feels that the property sold quickly because he had sought and acted upon the advice and insights provided by Leah Panos during the building process. He described the relationship of agent and owner as a ‘partnering’ and team approach.

wallerrealty.comGiven the success of this partnership it is little wonder that this owner will go on working with Leah! He found her to be pragmatic, willing to do pre-work prior to the sale of the property, an outstanding communicator, insightful about fittings that clients respond to and an ‘amazing’ source of local knowledge.

If you are interested in selling in this region and you want a true specialist who understands price points, what the market is responding to and who is willing to advise you throughout the process ring Leah Panos at Waller Realty. Talk to her clients and they will tell you that the service she provides is nothing short of ‘brilliant’!

Sold Within a Month

Baringyup

This property in the delightful rural hamlet of Baringhup was on the market with a Maryborough agent for almost nine months. It takes little to imagine how delighted the owners were when they put the property with Waller Realty and Leah Panos had sold it within a month, for more than the asking price.

wallerrealty.comDuring the nine months with the Maryborough agency there were two open for inspections and no one came to either. By contrast, once Wallers took over they not only advertised online but placed advertisements in the local paper. Within a month Leah had three parties who were interested. One party pulled out leaving the other two pushing each other over the line.

The owners particularly appreciated the professional, hard working approach that Leah adopted and would have no hesitation recommending that people who are serious about selling work with her.
