Understanding and generous

Selling the family home of 25 years can be an emotional time. The owners of 5 Forest Street in Castlemaine turned to Waller Realty agent Liz Bell after an unsuccessful campaign with another agency.

Disheartened by the process but determined to sell, they knew they needed to find the right agent for their home.

They felt an instant connection to Liz and fellow agent Tom Robertson who arrived with new ideas for marketing and presentation and an overall sense of positivity around their ability to sell the property.

They found Liz to be understanding and extremely generous with her time. Always available, Liz encouraged them to contact her whenever they had questions or concerns and was able to provide support through some more tricky negotiations.

The vendors couldn’t be happier with the recent sale of their home and are now enjoying a peaceful time, relaxing and watching the wildlife at their new property.

Bought and sold in less than three weeks

The owners of this contemporary property in Penhallurick Street, Campbells Creek always planned to downsize and move closer to the centre of Castlemaine. What they weren’t expecting was for that to happen in less than three weeks!

When a property in Templeton Street, Castlemaine came on the market through Waller Realty they knew it ticked all the boxes, but with their home not even listed they weren’t in any position to buy.

Tom Robertson from Waller Realty encouraged them to put the house in Campbells Creek on the market immediately. Having just sold a similar property he had a list of prospective buyers looking for this style of home so he felt sure interest would be high.

He was right. After just one open for inspection they had an offer well above their expectations. They were also the successful purchasers of the property in Templeton Street. A wonderful result for everyone involved!

Part of the process

The owner of this property in Hagues Road, Barkers Creek had a very clear sense of what she wanted to achieve from her sale.

Having already found another property to buy, a quick sale was the priority and she was happy to set a reasonable price in order to achieve this. She also knew she didn’t want to invest any extra time or money on improvements.

Having worked with Nick Haslam on a previous land sale and been impressed by his approach, he was the obvious choice.

Nick’s ability to make her feel included impressed her immensely. She felt listened to and treated as an individual. Nick had the confidence and skill to be able to work with her and develop a tailored campaign to suit her needs and circumstances.

With other agents she says felt she was being directed and was losing control of the sale of her own home. She’d also been told the property could take years to sell, because it was on land and in a higher price bracket.

Nick sold the house in just seven weeks.

In this vendor’s opinion, that’s because everything was done exactly right, from the marketing campaign to follow-ups after Open for Inspections, and even the communication with support staff. Everything was exceptional.

Sold in just three days

For the owners of this property at 10 Maclise Street in Castlemaine the decision to sell was a quick one. Keen to get the best possible price for their family home of 12 years they contacted Tom Robertson from Waller Realty.

Tom was able to visit and appraise the property immediately and within days had presented them with a price they felt reflected current market value and a marketing strategy that showed how well he understood who to target and how to attract motivated buyers. He also offered advice on some quick cosmetic changes that would add to the appeal of the home.

Interest in the property from several parties was immediate and the home sold after only three days for over the listed the price.

The owners were thrilled with this result – if a bit shocked by how quickly it all happened! They were full of praise for how Tom handled the whole process.

Finding the right buyer

DCIM100GOPROGOPR0655.

The owners of Whitegum Road in Barkers Creek bought the property from Waller Realty when they relocated to the region from interstate. The last nine years were spent enjoying life in their hilltop home, close to family and the community they’d come to love, but by late 2016 they’d decided it was time to downsize and move into town.

Liz Bell was well known to them both as a real estate agent and local business owner. They felt confident she was the right person to sell their property. They were right. It took Liz just four weeks to secure a successful sale.

According to the couple, Liz was extremely professional and worked hard to understand what was important to them. They were particularly impressed with her ability to target their property to the right buyers.

Selling a property with land, Whitegum Road sits on four acres, is different to selling a property in town with the convenience of services like town water and where everything is within an easy walk or drive. This modern and stylish home, with its stunning 180-degree views, easily captured the hearts of potential buyers; it took someone like Liz, who understood the property, the market and rural living, to turn that interest into a sale.

The owners initially thought their property should be pitched at the Melbourne market and needed direct exposure in Melbourne print media. Liz convinced them that this strategy, which can be very costly, was not the way to go initially. She felt that listing on the Waller website, sites like realestate.com.au and in local print, combined with her relationships with buyers already in the market would give them enough exposure. She was right. The property had interest from both local and Melbourne buyers and within weeks they had a serious offer.

The couple describe the whole experience of working with Liz as ‘absolutely wonderful’ and are extremely happy with the result she was able to achieve.

With you for as long as it takes

The owners of this beautifully presented property in Racecourse Road Newstead chose to place their property with Waller because, by comparison with other agencies, Wallers had the most professional marketing process. They sought to work with Liz Bell because of her reputation, professional demeanour and familiarity with the Newstead area.

Liz BellThis home went onto the market during the heat of summer and, as with many properties in this region, it did take some time to find the right buyers. The owners particularly appreciated that throughout a particularly hot summer and the recent colder months Liz maintained a positive approach and maintained regular contact with them. They found Liz to be not only personable but to be an agent who followed through every lead and who, when it all seemed to go quiet, left no stone unturned.

Liz has built a reputation for not only being personable but for being a determined, hard working, effective negotiator. She will be supportive and work for as long as it takes. If you are seeking a professional, honest and fresh approach towards the sale of your property please don’t hesitate to contact Liz and see the difference he can make for you.

Nick Haslam

After languishing in the hands of another agent, once the sale of this historic property was placed in the hands of Nick Haslam at Waller Realty the owners fully appreciated and respected Nick’s service, support, communication and sincerity. They were also delighted that Nick was visibly proactive and was able to seal an appropriate price for their much loved property.

Partnering Seals the Deals

Newstead

Set in a quiet residential setting with semi-rural outlook this brand new home in Newstead had great appeal and, like another property the owner had built in Maldon, sold quickly. Given that the Newstead market is a little bit tougher than Maldon the owner was delighted with this result. He feels that the property sold quickly because he had sought and acted upon the advice and insights provided by Leah Panos during the building process. He described the relationship of agent and owner as a ‘partnering’ and team approach.

wallerrealty.comGiven the success of this partnership it is little wonder that this owner will go on working with Leah! He found her to be pragmatic, willing to do pre-work prior to the sale of the property, an outstanding communicator, insightful about fittings that clients respond to and an ‘amazing’ source of local knowledge.

If you are interested in selling in this region and you want a true specialist who understands price points, what the market is responding to and who is willing to advise you throughout the process ring Leah Panos at Waller Realty. Talk to her clients and they will tell you that the service she provides is nothing short of ‘brilliant’!

Sold Within a Month

Baringyup

This property in the delightful rural hamlet of Baringhup was on the market with a Maryborough agent for almost nine months. It takes little to imagine how delighted the owners were when they put the property with Waller Realty and Leah Panos had sold it within a month, for more than the asking price.

wallerrealty.comDuring the nine months with the Maryborough agency there were two open for inspections and no one came to either. By contrast, once Wallers took over they not only advertised online but placed advertisements in the local paper. Within a month Leah had three parties who were interested. One party pulled out leaving the other two pushing each other over the line.

The owners particularly appreciated the professional, hard working approach that Leah adopted and would have no hesitation recommending that people who are serious about selling work with her.

The Right Agent

Barkers

The owners of this property in Barkers Creek met Nick Haslam when they were inspecting other properties in the area. It was Nick’s proactive approach and the sense that it would be possible to build a working relationship with him that prompted them to sell their Barker’s Creek property through Waller Realty rather than another agent who they had considered using. Nick proved to be the right agent for them.

Nick HaslamNick met all their expectations and they really appreciated that he quite literally kept them in the loop at all all times. They were particularly impressed with Nick’s understanding of the value of their property and his insight about who would be drawn to a property which, in their words, was ‘off the grid, up a bush road’! Nick only encouraged people, who he genuinely believed would be a match, to inspect. The owners were very grateful that he did not waste everyone’s time.

If you are looking for an agent who you will give you a realistic value, work with you and respond to your individual needs then Nick is an agent who has developed an impeccable reputation in and around Castlemaine. Do not hesitate to contact him if you are interested in buying or if you are seeking an appraisal for your property.

Innovative Point of Difference

At the door of the house who will come knocking?
An open door, we enter
A closed door, a den
The world pulse beats beyond my door
Pierre Albert Birot

Wimereux

According to the owner of Wimereux  this highly individual web feature  was an innovative and interesting way to showcase his home and extend the reach of advertising.

He felt that by providing this option Wallers provided “a very clever point of difference” to other real estate agents.

Take the time to check out some web featured properties and you will see, not only the potential, but how each treatment shows the insight and depth of understanding that Heather Blakey, the web designer, has of each property.

Consistently Personable and Professional

When it comes to selling one’s most valuable asset it is very important to have the right professional working with you. Waller Realty is, without question, the biggest real estate firm in Castlemaine and some people wonder if, because of the size of the operation, they may not get the personal attention they would like.

However, speak to the owners of these two properties and any such fears will be allayed. Both vendors felt that Liz Bell took the time to understand their properties and their personal needs and that her personable approach made all the difference. They all felt confident that she was working for them and that she had their interests at heart.

It is very evident that no matter the property value the feedback about Liz Bell’s work is the same. These vendors will tell you that she is totally professional and that her manner not only instills confidence but removes any stress. Aside from being impressively personable a distinguishing feature of Liz’s work is that goes out of her way to understand properties and to respond to individual needs.

At the end of the day, it is not about the size of a company it is about the personal touch, the depth and range of experience of the agents who work at Wallers.  It is a “terrific, professional operator” like Liz who will remove the stress and make the whole process as smooth as possible.

Liz is well known for her professionalism.  If you are after a professional, personable approach towards the sale of your property please don’t hesitate to contact her and see the difference she can make for you.

Totally Transparent

This property in Maclise Street, Fryerstown did not sell overnight. The owner had dealt with a number of other real estate agents and had become frustrated by the process. He did not hold any of them in high regard.

By contrast he found Nick Haslam, at Waller Realty, to be ‘remarkably hardworking’, open and direct. One thing that impressed this vendor was that from the outset Nick bought positive energy to the transaction and was clearly determined to achieve the best possible result. He found Nick to be totally transparent and appreciated that he rang each Monday, over almost an eighteen month period, to update him about any progress. The owner felt that in being so hardworking Nick had gone over and above any expectations he might have had and says that it was “his consistent communication which meant the most to him during this process”.

Nick is becoming known as one of the most determined and hard working real estate agents in the area. If you are after a professional, honest and fresh approach towards the sale of your property please don’t hesitate to contact Nick and see the difference he can make for you.

Ticks All The Boxes

Good quality real estate agents can be hard to find. As a house seller or buyer it can be stressful dealing with an agent who is not a great communicator. The real estate market is time sensitive, so you need an agent who will let you know quickly where you stand with your current buying or selling situation. It is not surprising, therefore, that when you find an agent who ticks the box on the qualities an effective agent has you will turn to them time and again.

Speak to the vendors who sold this property in Adam Street Castlemaine and they will tell you that their agent, Liz Bell, is ‘worth her weight in house bricks of gold.’

Liz BellLiz has helped them buy and sell a number of properties and, according to them Liz reads her clients needs and has proved to be ‘more than a little bit fabulous’. Not only is she a good communicator but she is proactive, reads her clients and meets specific needs.

Unlike other agents they have used Liz did not waste their time showing them properties that did not meet their requirements, she listened to what they wanted, had their interest at heart, worked within their time frame and closed deals swiftly.
